Simplifying Home Buying: Q&A With Josh Silva

Give us a brief background of who you are for those that don’t know.

I am a licensed real estate agent and mortgage lender. I take a total different approach to the business then most everyone out there. I have embodied the mortgage process into the process of buying or selling a home to be completely seamless and total enjoyable process.

How did you go about this career path?

My first job after leaving the Marine Corps was in sales for Nordstrom Department store selling women’s shoes. I discovered I loved to sell and be able to choose my own financial outcome based on my merit.

Describe one or two moments in your life that shaped who you are today.

My first job after I left the service I realized how much people didn’t appreciate the freedoms they had over their career, in the service we are told when to wake up, when we should go to bed, and where we have to be. We learn to follow orders.

In the civilian world, no can make you do anything. You have a choice.

I always found myself wanting to work so that I could improve myself and do better. I found that others didn’t have the drive or the work ethics and that always drove me to work harder.

When I worked retail, I met a lady that seemed really down in the dumps. I spent extra time helping her and really showing that I cared.

In the end, the lady broke down and told me her son had been ill and she hadn’t been out of the home in months. She wrote a letter about me to the store manager. I had more customer service letters then whole departments.

This showed me that you have to always put people first. When you truly master this, whatever you do in life, you will become successful at.

What are aspiring and current entrepreneurs and freelancers missing when it comes to your area of expertise? How do you help bridge that gap?

Most of them look at their commission and their income as a way to determine success. To me, success isn’t measured in dollars. The money will come if you do the right things all the time and you are consistent. I believe you can do everything right in a transaction and if one thing was wrong, then the only thing people will remember is that one wrong thing. I strive, I aim, and I seek total perfection knowing that things will be far from perfect, but I am the one that deals with all the imperfection that surrounds my business and not my clients. That’s what make me different.

Regarding your core products and services, what can you tell us about it? Why should we care?

The core product I am selling is the Me factor. I say this in a humble way.
Let me explain. Find a real estate agent and a loan officer that listens and cares about what you are saying more than what they have to say. Work with a Realtor that offers solutions and provides value instead of just opening up a house.

What is one resource (app, website, software, etc.) you use in your business that you haven’t shared with your audience and/or clients that we really should know about?

I make the process of getting documents to me very easy. I use a system that I can request all your documents and that you can securely upload your documents to. Not only that, but you can complete loan applications, and know your status completely throughout the process. The system is called Floify.

If you were just starting your business today, what would be the first 2 or 3 things you would do to market yourself and your product/service? What would you do differently today vs. what you did to begin yours previously?

I think today I would start with all the free social platforms first. These did not exist when I started and its better to dedicate time when just starting out. Why? Because you have more time in the beginning than where I am today.
I also say to get out in front of people. This is also free. Focus on all the things you can do for free because when you start out you have limited money and choosing the wrong thing can put you out of business. I would recommend going and buying leads to a new agent.

What’s really killing it for you as a marketing channel today?

I have several lead channels but most of my business is referral free business. Building relationships is very important in all business but we are working on new channels all the time. I bring value to my referral partners.

What is your biggest revenue driver?

My biggest revenue driver is again me bringing so much value to other realtors, CPA’s, financial advisors, and different types of professions. They refer their clients, family, and friends because of the way we do business.

Is there anything else you would like to share with Hero Story readers?

Put your clients’ needs above your own wants and needs and you will build something that is ever lasting, something you can feel great about, have success beyond your wildest dreams, and even if you don’t you will always be able to look at yourself in the mirror and feel good about what you have contributed and gave to the world. We are all people living amongst other people. We should want to serve each other and make this world a better place. We know that a little more caring about others is what we need in this world, especially right now.
